Minimum Lot Size

Min/Max ADU Size

Min: 150 square feet

Max ADU One bedroom or less: 850 square feet

Max ADU Two bedrooms: 1000 square feet

*Not more than 50% of primary dwelling square footage, unless primary dwelling is 50% of primary dwelling is less than 800 square feet.

Max JADU: 500 square feet

ADU Building Height

Detached: 18 feet, 1 story

Attached: subject to underlying zoning restrictions

Setbacks

Side and rear: 4 feet

Parking Requirements

None

Owner Occupancy

JADU: Required, ADU: not required for ADUs built recently (2020-2024)

Sample fees from recent permits

Between $500 and $2,500 depending on valuation, which depends on whether the ADU is interior or a freestanding structure. Planning review fee is $614.

Other requirements

Detached ADUs may require a Coastal Development Permit if located within the City’s Resource Protection Zone boundary.

One ADU and JADU per property is allowed per single family dwelling.

A deed restriction called a Certificate of Compliance must be recorded after construction and before occupancy.

Must comply with all requirements of the underlying zoning district.

No short-term rentals

Process

A planning application and building permit are required. Design review required. Making an appointment to meet with a planner in the initial stages of the project can help avoid challenges and is highly recommended.
