Min: 150 sf

Max one bedroom or less: 850 square feet

Max two or more bedrooms: 1000 square feet

Max JADU: 500 square feet

ADA Compliant ADU: 1,200 sq ft” – ADA compliant meeting 11A building code

*Not more than 50% of main home floor area, unless under 800 square feet (state law allows an ADU up to 800 square feet on every property, some exceptions.)

ADU Building Height

Attached: same as underlying zoning unless encroaching setbacks

Detached: 24 feet (top of plate – 20 feet, roof slope: 4 feet)

Setbacks

Rear and side: 4 feet. Front: 15 feet. Distance between buildings: 6 feet

Parking Requirements

No parking required but, if provided, can be tandem and/or in driveway

Owner Occupancy

ADU: None. JADU: Owner must live in the main dwelling or the ADU

Other requirements

ADU may require fire sprinklers if the existing house already has fire sprinklers, or the total area of the ADU and any substantial remodeling exceeds 50 percent of the main living area or 1,000 square feet, whichever is less.

ADU requires fire flow and geotechnical soils report

ADU must be generally consistent in shape, material and style to the primary dwelling.

If any structure on the lot is historic, additional standards may apply.

Only one ADU and JADU per property is allowed.

ADUs must comply with all requirements of the underlying zoning district.

Process

Making an appointment to meet with a planner in the initial stages of the project can help avoid challenges and is highly recommended. Deed restrictions for JADUs are required to be notarized by the owner of the property.
