Details
Zones allowed

Any district that allows a single- or multiple-unit residential dwelling.

Lot Restrictions

1 ADU and 1 JADU allowed on single-family lots.

2 detached ADUs and 25% conversion OR 1 attached ADU allowed on multi-unit lots.

Not allowed within front yard.

Minimum Lot Size

None

Min/Max ADU Size

Min: 150 square feet

Max: 1,000 square feet

ADU Building Height

Detached: 18 feet; up to 20 feet for units where roof pitch is aligned with the roof pitch of the primary dwelling unit AND the site is located within ½ mile walking distance from transit. 

Attached: height allowed in underlying zoning district.

Setbacks

Front yard: distance required by underlying zoning.

Street, interior, rear: 4 feet. 

Distance between structures: 4 feet, including eaves.

Parking Requirements

JADUs: No parking required

ADUs: One spot may be required (tandem allowed). No parking required if:

  • Within ½ mile walking distance from public transit;
  • In a historic district;
  • Converted within existing or proposed primary residence or accessory structure;
  • Submitted with an application to create a new primary single- or multiple-unit dwelling;
  • One block from a car-share vehicle; or
  • On-street parking permits are required but not offered to ADU occupant.
Owner Occupancy

JADUs: Required. ADUs: Not required

Short term rentals are not allowed

Sample fees from recent permits

ADU 1(429 sf, attached): $6,000

ADU 2 (640 sf, above garage): $7,000

Other requirements

Deed restriction required.

Design must comply with standards specified in Chapter 20.310.

Separate exterior entry required.

Tree removals may require a permit.

ADUs must conform to all development standards in the zoning district in which they are proposed.

Process

Building Permit submittal only. Making an appointment to meet with a planner in the initial stages of the project can help avoid challenges and is highly recommended.

Exceptions

Appeal process or Waiver and Modifications are at the discretion of the Chief Planner.
